How long does the inspection take to complete?

Normally, 2 - 4 hours, it greatly depends on the type, size and age of the dwelling, and the report is typically finished and ready for download the same day.

What items do you look at or inspect?

We will inspect the foundation, roof, crawlspace (if accessible), attic, heating ventilation and air conditioning (HVAC), main electrical service panel, water heater, visible plumbing, grading, doors, windows, ceilings, walls, floors, fireplace, test electrical outlets, built-in appliances, counter tops, sinks, tubs, showers, cabinets, decks and stairways, patio, porch, walkways, exterior claddings,  paint condition, that is most of the big list, there is more.                          Some of the things we don't look at are septic systems, sprinkler systems, fire suppression systems, alarm systems, any appliance or equipment/system that cannot be operated using normally accessible controls.
